Don't just stop paying your dues. It causes issues for the broker. If you are working for a broker who is a member of HAR/MLS, you have to terminate your sponsorship with them, (so go inactive or move your license to a non HAR/MSL particpant) then notify HAR. I believe there's a form. If you're already a broker you just have to terminate your membership with HAR using a form. Hope that helps. Please, don't just stop paying your due.
Once your coming soon sign goes up, you have 24 hours to put your listing at Coming Soon in MLS. Then you have 2 weeks to go live; at which point the MLS will automatically withdraw the listing if it hasn\'t gone active. Beyond that, I\'m not sure.
That\'s a loaded question. It seriously depends on what your buyer is looking for. Some of the older highrises built in the 60\'s/70\'s have phenomenal floor plans. They may have higher fees and usually have what\'s called a chiller system i.e. everyone gets heat or a/c at the same time. The newer the property the more money you\'ll pay/sq. ft. HOAs have a really big impact on the quality of a condo community (whether it\'s a high rise or other). You really need to know what your buyer wants then research the best fit. You may also want to see if you can find an agent that specializes in condos, they might be able to help you as well.
