What do you think is the most underrated or up-and-coming area in the Houston real estate market right now?

Northside Village (Just north of Downtown) - Still significantly cheaper than EaDo / East End, has rail access along Fulton Street, Developer activity creeping north from Downtown, Industrial-to-residential conversions happening quietly.Magnolia Park (East of Second Ward) - East Blocks spillover pushing further east, Harrisburg corridor improvements, larger lots than EaDo = better redevelopment math.South Union (Near 610 & 288) - Proximity to Med Center without Med Center prices, new construction quietly rising, 288 corridor improvements are long-term bullish.Denver Harbor (East of Downtown, north of Second Ward) - Very affordable entry, close to Port + industrial job hubs, builders testing infill on select blocks.Fifth Ward (BUT specific pockets only) - East River development is already impacting values, Lyons Avenue retail corridor improving, some blocks already ran up block selection is critical.

Do you by law have to have a realtor to view a house

It is not a law that you have to have a real estate agent to show you a house. You are always welcome to contact the sellers agent directly, and they can show you the home as that is part of their duty and getting the home sold for the sellers. The caveat to deciding to do this is that the sellers agent does only represent the sellers interest, and you could be directly hurting your own interest by going through their agent since you have nobody on your team, so to speak. When deciding on a buyers agent, its a good idea to interview and find out what their qualifications and experience are. Some good questions to ask are how will they best negotiate on your behalf, How many buyers have they represented in the last year, Are they familiar with the areas that youre looking, What sets them apart from other agents in the area. As of August of last year, all agents are required to ask you to sign a representation agreement in order to show you homes that are not their own listing. This is, in fact, a law that the AGENT Has to comply with or else we may not show the listing to a prospective buyer if we do not have something signed by them before showing. These recent changes are good for the consumer and actually help to fill the gap of understanding what the role is of a real estate agent for the consumer and how the real estate agent gets paid. Hope this helps!
