Hmm this is an interesting question. I'm going to respond instinctually but I'm not 100% sure about my answer and I will just speak my mind. To answer one of your questions though, Texas Real Estate Commission (TREC) is where you would file a complaint against an agent for unethical behavior. It seems to me that your agent was the listing agent and that you were selling your home. That being said, your agent has a fiduciary relationship with you and should be looking out for your best interests. If you ask them to not discuss price or other info with anyone else, then they have a duty to not discuss those items. As for the buyers agent, they have a lot of responsibility like any other real estate agent to be ethical and professional regardless if you are their client or not. But I'm not sure it is unethical of them to discuss the price of the transaction with other agents or people. I'm not sure what other info they gave out since you didn't mention about the other personal items they disclosed. That being said I'm only basing my opinion on the fact that they disclosed the price to outsiders. I frequently inquire about prices of pending properties to better understand my market area and to better assist my future clients. So I do not feel that the buyers agent was being unethical when discussing price but it seems that there is a lot more to this story and without those details I cant make a fair opinion.

I hate to give away my methods of marketing but I do not do that. In my opinion that is a thing of the past. Every one of our listings has its own website with its own domain name that is printed on a rider and placed on our for sale signs. The website gives the potential buyer way more information than printed flyers can while looking professional and up to date on technology.

Hi LeAubrey
When a potential client contacts my brokerage and I to list their property we meet with them and present our strategy to sell their home quickly for as much money as possible. We show the sellers the services we provide including
-Marketing
-Pictures
-Signage
-Getting your home on MLS
-Home Staging
-Our expert opinion on all stages of the home selling process
Once a decision is made to sell with us, I will present them a Listing Agreement which is the contract between the seller and real estate agent. At this point we do all the things listed above to get your home sold!
Let me know if there is anything I can do to help you out.
Thanks
Jay Schulz
