The other agents have answered this question already but I just wanted to add that I would suggest finding an agent first. If you already know, like and trust a lender, go ahead and knock it out and get your approval. \n\nAn experienced Realtor already has relationships with several different professionals, who are all focused on you and your needs. We strive to keep the stress level low and the home buying journey a fun and exciting experience. Our initial conversation is to find out what you need and how to best serve those needs. We will ask you pointed questions to determine which list of recommended lenders to provide you, not all lenders offer the same programs and level of care to their clients. \n\nI hope this helps, contact me if you have any other questions, I am happy to assist you on your journey. \n\nKelli Owens\nRealm Professionals\n281-650-7592\nKelli.Owens@theKOrealtygroup.com\n\nI hope this informaiton helps
Buyer and seller have entered into an agreement to transfer the home from the seller to the buyer. During the Option Pending time (negotiated amount) the buyer should do all of their Due Diligence. Have inspections, price insurance, read the HOA information, etc. to make sure this home is the one that will work for them. The buyer can cancel the contract for any reason and get their earnest money back. \n\nHope this helps. If you have any other questions feel free to contact me or check out my YouTube channel for commonly asked questions. \n\nKelli Owens\nReal Professionals\n281-650-7592\nKelli.Owens@theKOrealtyGroup.com
Yes the appraisals are coming in low and under the contract price, and in one instance that I have experienced even lower than what the comps are calling for. I think they are slapping a value on the property of least resistance. As the sellers agent, you have the opportunity to dispute the appraisal and ask why they didn\'t use the comps you used. However, the seller should take comfort that they didn\'t leave any money on the table and the buyer should be happy they got the home they wanted.
