There is not a set answer to this. For example, putting on a new roof is like changing tires on a car - considered normal maintenance. However, upgrading flooring, counters, HVAC, etc, can add value. It also depends on your neighbors. Yep, your neighbors probably have the most influence on your value. If you want to know why, I\'m happy to explain.
If it\'s listed in MLS, I don\'t believe there can be conditions that change the compensation. We are not allowed to do that with agent compensation. However, with such a specific question, you might consider reaching out to the MLS department within HAR.
There are no right or wrong answers here. My suggestion is to pick someone who is responsive. All of the other things can be learned. However, if the broker is hard to reach, or unresponsive, you\'ll be in a world of hurt. I\'m on my third brokerage in just 11 years, but I\'m pretty sure I got it right this time.
