Well I think this has already been answered but I wanted to add - it’s not against the rules to “share” someone else’s listings. When you do share, it’s going to say presented by with your pic/info but it may also say “listed by” so there is nothing making it seem like you are trying to say it’s your listing. I’ve done this several times and never have I been in violation.
I think it depends on if the property is being handled by a property management company or if it's being paid directly from the listing agent's brokerage. When it's the brokerage, I have usually received payment within about a week, sometimes two. But I'm currently waiting on a check from a property management company (second time working with them too) and they are over the 45 day mark now. My clients moved in back in March. I contacted the listing agent on April 21st and she said they are "processing" it. So, unfortunately, I feel like there are no set rules on commission disbursement.
I know others have said it already, but welcome to this wonderful world of Real Estate!!! I agree with what others have said about resources and would like to add YOU can be your own walking advertisement. May sound corny, but I purchased a few T-shirts that were in my brand colors, then used my Cricut machine to make real estate statements like \"This girl sells real estate, got referrals\" or something along those line LOL and wear them when I go out. Even if you just get a smile or chuckle from someone, that may open the door to give them your card. Also, join groups on Meetup or school groups. Even if you don\'t have children in school, you can still support your local school and may become their go to Realtor because they will \"know\" you.
