Can I sell my house without using a Realtor

Absolutely you can. You can also sell it with a Realtor in it current condition. Here are a few things you should understand, there is a lot to know when selling a home, you should be familiar with the process and necessary paperwork. Missing a critical step could cause the deal to fall apart or open you up to legal liabilities. You also need to know where to find the buyers. Having a Realtor fixes both of those problems. They need to understand your circumstances and be able to work with what you have. It is great when a seller has tons of equity and cash on hand to make the home perfect and professionally stage it, but that isn\'t always the case and it doesn\'t sound like it is for you. If you were in Houston, I could help. The other option is to go to investors. They can buy cash, quickly, as it is. But, they are investors so you won\'t get anywhere near top dollar. I can\'t really help much more without more information. In my market I frequently work top dollar listings, distressed or investment homes, I help stop foreclosure and anything in between. What the first step of the home buying process?

You need two professionals on your side. One has been mentioned already, a Real Estate agent. We talk to you, figure out your goals and come up with a plan to achieve them. You also need a Mortgage lender unless you plan to pay with cash. A mortgage lender will help you understand 2 factors, what you can buy and what you are comfortable buying, (not always the same thing). The Real Estate Agent will help you find the home and walk you through the process. What you don\'t want to do, especially in the current market, is to find a home you love without having started the process with a mortgage lender. This can take a couple days to be able to submit qualifying paperwork which could be more than enough time for someone else to snag that home you loved. Likewise, you should have already formed a relationship with an agent you can trust. A buyers agent works solely for you. If you call the agent that listed the home, you need to understand they have ethical requirements to everyone, but they do not work for you. Their job first and foremost is to help the seller get the most they can for the home.\n\nIf you haven\'t already started, I would love to apply for the job! How do I talk to real estate clients?

Openly and Honestly. If you are an agent, you need to find out and understand their goals. Once you do that, you use your professional expertise to guide them in the right direction to meet those goals. You must be up front, even if you need to tell them something they don\'t want to hear, but make sure they understand that you are there to help them achieve their goals. 80% of real estate (sometimes more) is problem solving. Set expectations, especially if they haven\'t bought or sold before. As long as you put clients first they will be happy with you. If you are new, don\'t hesitate to answer a question with, I\'m not 100% but let me talk to a colleague and I\'ll find out.
