What is the correct procedure when a clients rental application, along with all required documents, has been submitted, but the listing agent is unresponsive to text messages and has not provided an approval or denial? The agent initially stated that MySmartMove/TransUnion was down. However, my client paid the required fees four days ago to run the background and credit check. Since there was no update, my client independently completed their own background check through MySmartMove, which I then forwarded to the agent. The agent responded that they would not accept it from a third party. Given that my client has already viewed and is highly interested in the home, what steps should I take to obtain a definitive approval or denial?
